Job Summary
The Director of Engineering leads a large team responsible for the maintenance and care of a diverse portfolio of residential properties. This role oversees the daily operations of the maintenance department and ensures the overall appearance, functionality, and safety of the Vail vacation rental residences. The Director of Engineering must be able to work independently and collaboratively while managing responsibilities that include maintaining building exteriors, parking areas, and common spaces; servicing equipment within guest residences; conducting monthly safety inspections; training staff on safety and emergency procedures; and coordinating with external vendors. As a key contributor to the resort’s 24/7 operations, this position requires availability for emergency response and collaboration with corporate maintenance teams on renovation projects and capital improvements. The role demands broad maintenance expertise, strong troubleshooting and problem-solving skills, and well-rounded knowledge in areas such as grounds and pool/spa maintenance, elevator systems, painting, HVAC, carpentry, plumbing, roofing, and equipment and tool operation.
Essential Duties & Responsibilities
- Review contracts and negotiate revisions, changes and additions to contractual agreements with vendors, consultants, clients, suppliers and subcontractors
- Requisition supplies and materials to complete construction projects.
- Purchase supplies, tools and equipment for use in the department and by the engineering team, in compliance with CTRC Vail’s purchasing program guidelines.
- Command all aspects of department scheduling, work order accounting processes, staff payroll and benefits administration
- Partner and collaborate with the property managers and their respective operations team members throughout the Vail collection
- Plan, organize, and direct activities concerned with the maintenance of structures, facilities, and systems
- Develop and implement quality control programs
- Work with real estate owners and their HOA’s to determine property project and improvement needs, develop budgets for these projects, and focus on completing projects on-time and on-budget
- Inspect and review projects to monitor compliance with building and safety codes, and other regulations
- Capable of working with building code officials, planning/zoning officials and community design committees when required
- Experience in managing utility systems
- Assume leadership role in the education of supervisory staff in engineering management.
- Attend departmental meetings to keep appraised of other operations and to provide outside input to enhance the department’s operation.
- Assimilate into the culture through understanding, supporting and participating in all elements of service standards. Demonstrate working knowledge of the service standards.
- Coach and counsel employees to reflect CTRC Vail service standards and procedures
Qualifications
The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job.
- Knowledge of departmental and hotel/condo/residence/resort operations
- Knowledge of computers and training techniques
- Ability to read, write, and speak the English language to communicate effectively
- Ability to exercise judgment in evaluating situations and in making sound decisions
- Ability to analyze and interpret financial data, blueprints, systems diagrams
- Leadership and organizational skills (team orientation, flexible, adaptable)
- Knowledge of various computer programs, such as Word and Excel
- Demonstrated ability to effectively interact with people of diverse socioeconomic, cultural, disability, and ethnic backgrounds
- Must possess the following strengths: high energy, entrepreneurial spirit, motivational leader, effective communicator, effective in providing exceptional customer service and ability to improve the bottom line
- Prior equipment specifying and purchasing experience preferred
- Experience with work order, purchases order, invoicing and procurement technologies, preferred
Education
High School graduate or equivalent required 4-year college degree preferred
Experience
- At least 3 years’ experience in condo/residence operations preferred
- At least 5 years’ experience in direct supervision and management preferred

Compensation & Benefits
Salary Range: $80,000-$95,000/annually, based on experience.
