Location:
The position will be in-person with a home office at a Chicagoland based location. The role requires travel to both local and out-of-state properties throughout the week and on an as-needed basis to work directly with the on-site engineering and maintenance teams. Travel expenses shall be reimbursed per company policy.
Position Summary:
Bradford Allen is seeking a Director, Engineering to assist with overseeing our expanding property management portfolio. The person will work directly with our on-site property management, engineering and maintenance teams providing leadership, ensuring operational processes and procedures are being followed, and focusing on ensuring the teams are maintaining the assets at the highest level. You will work alongside the VP, Engineering, the Asset Management teams, and BAMS leadership. At times, the role may be asked to support other asset types such as multi-family and hotel. The person may also interact with third-party property management companies as required.
Responsibilities:
- Alongside the VP, Engineering oversee and be a hands-on leader, mentor and resource for the on-site engineering and maintenance teams (both direct Bradford Allen employees and contracted engineering and maintenance personnel) across the entire 4.5 M square foot portfolio of commercial owned investments and third-party managed properties.
- Oversee certain building capital projects. The ideal candidate would not only be well versed in building engineering-based capital projects but also building infrastructure capital projects.
- Expand upon operational, engineering and maintenance standards and procedures across the portfolio while not losing sight of strategic goals.
- Ensure safety standards for engineering and maintenance are being followed.
- Ensure training standards for on-site engineering and maintenance teams are being followed.
- Ensure preventative maintenance best practices and tracking of critical dates are being followed across the commercial assets.
- Lead auditing and benchmarking for on-site engineering and maintenance teams.
- Foster relationships and assist with oversight of third-party vendors (specific to engineering related disciplines).
- Assist with portfolio-wide group bids (specific to engineering related disciplines).
- Have a proactive approach to operations oversight by leading and performing building inspections for all building infrastructure and identifying preventative maintenance strategies and recommended repairs.
- Ensure operational, engineering and maintenance standards and procedures are consistently followed by on-site maintenance teams.
- Provide input and feedback on both operating and capital expense budgets.
- Work with property and asset management teams on capital planning.
- Assist the property teams with the planning and executing of certain capital projects. Identify value-add strategies to improve property performance and appearance.
- Optimize and expand upon energy efficiency, energy incentive rebates, and sustainability programs including making recommendations to senior leadership on energy saving items with payback analysis.
- Assist with due diligence, onboarding, and stabilizations of new acquisitions.
- Lead teams during building emergency events, demonstrating strong communication skills and sound judgment aligned with industry best practices.
- Assist with recruitment, hiring, and onboarding of new Engineering talent.
- Serve as an engineering resource (when needed) for residential and hospitality assets.
Compensation:
$150,000-$170,000
Qualifications:
- 7+ years of commercial engineering and maintenance experience, including at least 3 years of experience with directly supervising a team of maintenance personnel and building staff.
- Computer skills including Microsoft Word, Excel, and Outlook.
- Excellent communication skills, both written and oral.
- Strong decision-making and problem-solving ability.
- Advanced organizational skills with the ability to prioritize and multi-task.
- Familiarity with relevant commercial office codes and standards.
- Ability to work independently and collaboratively, with superior interpersonal skills.
